There are basically three major types of apartments in Shanghai. They are service apartments, newly built communities, and old simple apartments.
Service Apartment
For example, the Chang Fa Garden (map) at 290 Pan Yu Rd. has good location. They have satellite TV and large clubs (in a five star hotel nearby). The rent price is 6000-8000 RMB per month for a 100 sq. meter apartment with two bed rooms and a guest room. Many foreigners choose this kind of apartment. They offer hotel like services.
There is a piece of very interesting history service apartments like Chang Fa Garden. If the service apartment was built before 2000, chances are, they were foriegner-oriented apartments, which only foreigners could buy. Meanwhile, foreigners were not allowed to buy non-foreigner-oriented apartments. There is a big price gap between. Chang Fa Garden was label a price of 3000 USD per sq. meter when it was sent to market while local apartments nearby only costs around 5000 RMB per sq. meter in 2000. If you are interested, the current sale price for Chang Fa garden is around 10000 RMB per sq. meter.
These apartments tend to be old and the furniture may be out of date. However, they have very good locations. There are some newly built service apartments and their price will be higher.
Newly Built Communities
Vanke Waltz Garden, which I bought, is an example. These are very good choice since they offer good view, safety and brand new houses. It takes 5000-6000 RMB to rent an 98 sq. meter apartment there, although this is already relatively far away from Xujiahui (3.3 km).
Old Simple Houses
In Shanghai, the most impressive buildings were the Old houses. I mean the house built after 1950. They look ugly and are similar. They are typically 6 stories with a flat roof. Local people will choose these apartments and seldom do I see a foreigner will like it. It should cost 2000 RMB to rent a small apartment with 60 sq. meter around the area of Chang Fa Garden (I marked it in the map in my second paragraph).

I would definitely suggest the Xuhui District, Jin'An District and east part of Changning District. I marked the "good areas" in my mind in the map below.

If night life is important for you, never think of living in Pudong. The quite and dark night there will kill you.
Regarding website, if you can read Chinese, soufun.com and anjia.com are two leading websites in Shanghai.

Don't forget the Gubei area. Some of the older apartments are also reasonably priced.

Get one which is not very far from downtown yet only requires half of the rent now! My apartment is located in the community named Longbai (or call Dragon Cypress), it’s in Huanghua Road, Minhang district. It’s located in the south of and no more than 1.8 miles from the Zoo Park, about 2.8 miles from and the southwest of Gubei area(RMB14 by taxi), 3.5 miles from Hongqiao development area(RMB17 by taxi), 5 miles from Xujiahui or west Nanjing road (RMB 28 by taxi)
It’s 1st floor of a 18 floors building, however, since other buildings are all in its north, it can get pretty well sunlight and has good view of the garden. It is 86.35 sq. meters, living room and dinning room are together, which faces south and is about 25 sq.m. Two bed rooms, one faces south and is 25sq.m, the other faces north and is 12 sq.m. The kitchen and bathroom are 4.5 sq.m each. This apartment has a long aisle, which is about 8 sq.m, as half of the aisle was a bonus. You can travel to downtown area such as Lujiazui area, People square, Jingan temple, Nanjing road, Hongqiao development area, Gubei, etc. freely and comfortably by sitting on bus 936,57, as those two lines are begun from my community. It’s also very easy to take others buses or transfer to other lines such as 945,806,925, subway and railroad. Actually in this community you also can have fun, there're bars and restaurants which are fulled of people travel from areas in Shanghai. One word, if you would like to come to visit my apartment, you will be more than satisfied. Last but not least, my apartment is very quiet among a very convenient community, and my community is near a park which will be finished in several months and is 20,000 square meters large! I really love this apartment, but since I’ll go abroad soon, I’d like to rent it to nice people. I can see that there were few enquiries about renting an apartment in Shanghai in this blog. For every enquiry posted, there is usually about seven or more people who wants to know, but did not ask.
When readers start asking the rental availablity in your blog, it only shows one thing -- they trusted your writing, and your readership.
Do you think you can consider opening a category, kind of like a classified ad section where people can post wants or rental needs? I think the feedback system in this blog may be sufficient for this purpose. Just a thought.

Hey, all. I'm moving to Shanghai in January on an expat assignment (2yrs+) and, like many others who are posting, I'm interested in finidng an apartment in a good area with restaurants, bars, shopping, groceries, etc. I know very little about Shanghai right now other than what I've learned on the web in the past week (much of which came through Jian Shuo's blog) and would welcome any advice for a newbie.
Basically, I'm looking for an upscale apartment. Ideally, it would be in an OLD house or historic building, but be newly rennovated inside with modern appliances, high quality furniture, hardwood floors, etc. Quality and character/charm are more important than physical size for me. However, a minimum of 1 bedroom, 1 living room, 1 bathroom, and 1 kitchen are necessary. Anything more would be nice (like an office, a second bedroom, a balcony or deck, etc.). I've read about the Xintiandi area, the French Concession area, and the Ming Mao bar street -- all look like fun places to live in or near. Money should not be too much of a concern, but to give you a general ballpark, I can afford a max of around US$3000/month. Of course, less is always more as long as the place is high quality and has character.
As for me, I'm a 31 yr old male, non-smoker, unmarried, no kids, no pets, clean, and am employed by a major technology company (semiconductor components, to be more exact). I'm a bit skeptical about using a real estate broker, because they all seem to be more interested in pushing me into a high priced apartment rather than looking for exactly what I want.

We are open with regards location as long as a metro station is not far away. Loved living in Chinese estates/areas rather than expat. There is an apartment for rent in Shanghai. Please let me describe this apartment in details.
It was completed in Nov, 2003. There are 2 rooms in this apartment, both face south. One is a living room with a open kitchen at downstairs and another one is a bedroom with a work area at upstairs. There is also a bathroom and good hot water shower. The furnishings in this apartment are almost brand new. I can provide a new TV set, a refrigeratory, a washing machine, 2 air conditions, a micro-wave oven and a phone line with ADSL connection.

If you are relocating and need and apartment, ultimately you will need to create some kind of relationship for a broker. We have found the best deals on places from knowledgeable brokers. I know a lot people want to save a buck and do it all themselves, but a good agent can be very valuable ( and no I am not an agent or have any specical interest in any particular agency). This is especially true if you do not speak Chinese. Best to ask around and get some referrals to brokers who treat their customers well and are willing to show apartments in the price range you are looking for.
Another source for apartment hunters are the classifieds on shanghaiexpat.com. 20-30 New classifieds get put on every day and mostly in real estate.

Hi I am looking for an one bedroom apartment in Shanghai. Right now I am looking at Top of the city. The apartment is great, but there are two problems.
1) I have seen a few and the decor is quite bad. Something a little more decent would be good. Most of them either look like a college accom or throw in the cheapest Ikea furniture. I am not asking for any expensive furniture, just something more decent.
2) It seems there are many many one bedrooms there for rent now. But the prices are being controlled my agents. I went to one agent and he shows me three or four and tells me thats all in the market, then same day I go to another real estate shop and they show me a few different ones and tell me thats it. While I am looking with the agent, I see another agent from another shop showing more one bedrooms apartments.
Anyone knows a one bedroom there with more decent decor please let me know.
Dealing directly with an owner would be even better.
